Four roofs that could not stop working

Fairview runs four distribution buildings on a single meter and a refrigerated night shift. The array had to go up over live loading docks without closing one of them.

Ballast rather than penetration was decided in the first week. Every roof was TPO membrane still under warranty with eleven years left on it, so nothing on this project is fixed through the deck.

The ballast plan was stamped per building — the four roofs were built a decade apart and none of them shared a live-load allowance. That is also why the array runs on eight string inverters rather than one central unit: any building can be isolated without taking the site off export.

What was installed

  • 4,320 bifacial modules at 555 W, ballasted on TPO membrane with no roof penetrations
  • Eight 300 kW string inverters, UL 1741 SB grid-support certified
  • A single 2.4 MW export agreement, approved on first submission
  • String-level metering on the Full-Service plan, with a 25-year production warranty

The two coldest months were spent on the two roofs with the lightest dock traffic. Nobody at Fairview had to reroute a truck.

Final tie-in ran over one weekend shutdown already on the site calendar. The full drawing set and commissioning report are available on request.

Running 4% above the modelled yield curve

Twelve months of utility meter data, audited against the design model. The bifacial gain on white membrane came in higher than we priced it.
